Local Market Snapshot

The housing market around Eglin Air Force Base remains highly competitive due to strong demand and limited inventory. As one of the largest Air Force bases in the world, Eglin sees a steady flow of service members transferring (also known as PCSing) in and out, which keeps both on-base and off-base housing in constant demand surrounding the areas of Niceville, Valparaiso, Shalimar, and Fort Walton Beach.

On-base housing is managed by Mayroad and typically has a lengthy waitlist. It’s important to get on the list as early as possible after receiving your orders, as wait times can range from 3–4 months to over a year, depending on rank, family size, and housing type. Yes, please remember to wait until “after” you receive orders. We know how quickly things can change in military life!

Off-base rentals near Eglin AFB are limited and often more expensive than expected, especially during the peak PCS seasons of November through January and May through August. With limited available land between Eglin AFB and Hurlburt Field, new development has been restricted, making the surrounding markets especially competitive. Because of this, homes in these areas tend to retain their value well over time.

The Home Buying Process For Military Families

  1. Get PCS orders & set budget: Once you have orders, determine your BAH and overall budget. Consider closing costs, insurance, taxes, and potential HOA fees. Use a VA loan if eligible and get pre‑approved.

  2. Research neighborhoods: Evaluate areas based on commute time, amenities, and school districts. Use virtual tours if you cannot visit in person.

  3. Work with a local military realtor: Choose an agent with local expertise like The Locals Group. We can help you view homes remotely, negotiate offers, and coordinate inspections from afar.

  4. Decide on on‑base vs. off‑base housing: If you prefer base housing, get on the Mayroad waitlist immediately. For off‑base housing, identify communities that match your lifestyle and price range and be prepared for a competitive market.

  5. Make an offer & schedule inspections: Military buyers often need flexible closing timelines due to PCS schedules. Include contingencies for financing and inspections. Use remote closing services if needed.

  6. Prepare for the move: Arrange temporary lodging if there’s a gap between closing and your arrival. The Panhandle PCS guide notes that temporary lodging and rentals can be scarce, so book early.

  7. Settle in & connect: Once settled, explore base resources (schools, healthcare, recreation) and local attractions. Encourage clients to connect with community networks for support.
