Types of Beach Access Points on the Emerald Coast 

The Emerald Coast offers several types of beach access points, each with its own perks, crowd levels, amenities, and impact on nearby real-estate value. Understanding these can help readers plan the perfect day on the sand and choose the best place to live to reach their goals.


Regional Beach Access

Parking options can be readily available with showers, restrooms, and gazebos on site for convenience.  In addition, lifeguards are provided during peak season and wide boardwalks can be found for direct access from the road. 

Found in: South Walton (30A), Miramar Beach, & parts of Destin


Local Tips:

  • The Grayton Beach main access is less crowded in the morning. So, get out of bed and go watch that gorgeous sunrise!

  • Ed Waline in Santa Rosa Beach is an easy walk to Shunk Gulley for food, drinks, and a sunset view.

  • Inlet Beach Access can be experienced at a slower pace and remains centrally located in comparison to Seaside access points. 


Neighborhood Beach Access

Neighborhood access points are typically more private and in close proximity to residences, without the hustle of tourist traffic.


Found in: South Walton (30A), Tops’l, SanDestin, Miramar Beach, & Destin 


Local Tips:

  • Usually, it is easier to walk to neighborhood access points as the parking can be limited. So, don’t forget your sunscreen!

  • Pets are not permitted on certain parts of the beach. Rules and regulations can be found on county websites. For example: City of Destin, FL


State Park Beach Access

We love our State Parks! The natural and protected shoreline provides for fewer buildings, pristine dunes, and more beach to play! Plus, there are added walking trails, bird watching opportunities, and playgrounds to be found.


Found in: Destin (Henderson Beach) & Miramar Beach/Sandestin (Tops’l Hill Preserve)


Local Tips:

  • The State Parks have wonderful and clean facilities with parking. Arrive early!

  • The State Parks often have overnight and RV Camper parking IF you book directly with the park recreation centers. 

  • Handicapped ramps or chairs can be used to take you directly to the water. Please inquire! 


Private Beach Access

Private beach access, also referred to as deeded beach access, is reserved for homeowners and guests of specific communities, single-family homes, or resorts. These are some of the most desirable beach experiences on the Emerald Coast!

Private beach access offers different amenities at every point; however, more times than not, you can experience:

  • Gated or coded access entry points

  • Minimal crowds

  • Managed umbrella + chair services

  • Private pools alongside the beach

Top Destin Access Points You Can’t Miss

Noriega Point:

Noriega Point is a small peninsula of sand and dunes that sits between Destin’s East Pass and Destin Harbor. It’s a true local gem with protected water, incredible views of the open Gulf and Destin Harbor, and lots of action with rental boats, fishing, and restaurants in close proximity. 


Local Tips:

  • Arrive early! Parking is limited. Come by car, walk, or by boat!

  • Bring snorkel gear; marine life loves the rock jetties near the point. Be mindful of the currents!

  • Enjoy the fireworks display throughout the Summer over the point. 


Crab Island:

Crab Island isn’t actually an island, but a submerged sandbar at the mouth of Choctawhatchee Bay that creates one of the most iconic hangout spots on the Emerald Coast. On the weekends during the Summer, you will definitely see The Locals Group out there. The crystal blue waters, dolphin sightings, and local gatherings are what life on the coast is all about!

Local Tips:

  • Only accessible by boat or watercraft. Rent your vessel early! 

  • Weekday mornings are less crowded throughout the Summer. 

  • Avoid strong current days; always check the tide and weather prior to heading out. When the tide is low, the water will become merkier and is caused by the outflow of Choctawhatchee Bay into the Gulf. This is still safe to swim in!


Henderson Beach:

Henderson Beach State Park offers one of the most pristine stretches of coastline in Destin. With over a mile of unspoiled dunes and protected shore, it feels worlds away from the high-rises yet it’s right in the heart of town. The park provides plenty of parking options, restroom facilities, picnic gazebos, and is monitored daily. There is a fee to enter the park to help maintain and preserve its natural beauty. 


Local Tips:

  • Go early on the Summer weekends! Parking is plentiful, but it will fill up fast, and they have a capacity limit.

  • Pack snacks! The Park does not provide any food options or walkability thereof.

  • Looking for a beach wedding? Ask recreational management for details!



Parking Tips, Lifeguards, and Accessibility: What to Know Before You Go


Parking Tips

  • 30A: Parking is limited! Arrive before 9:30 AM. Neighborhood access points have no parking, so plan to bike or walk to your destination.

  • Destin & Miramar Beach: The best public parking options can be found at our beachside restaurants, such as Pompano Joe's and The Crab Trap. 

  • The shuttles in Seaside/Grayton are fantastic and readily available


Lifeguards

  • Lifeguards can be found at the regional access points on 30A.

  • Destin and Henderson Beach State Park also have seasonal lifeguards.

  • March–October is the lifeguard season. Always follow the flag system! 


Accessibility

  • Best ADA-friendly spots: Ed Walline, Inlet Beach, Henderson Beach, Miramar Beach (Pompano Joe’s).

  • State parks often offer free beach wheelchairs! Ask at the ranger or recreation station for more information.

Public vs Private: Wet sand along the Gulf is always public, but dry sand may be private. Sand Dunes are ALWAYS restricted and prohibited by law to walk over.

The public entrance is on Gulf Shore Drive; the address is commonly listed as “343‑277 Gulf Shore Dr, Destin, FL 32541”(or sometimes “100 Gulf Shore Dr”). The park has recently undergone a renovation with a new boardwalk, lifeguard stations, seawalls, and bathroom installations.


Are some 30A beaches private?

Wet sand near the waterline is always public, while dry sand is subject to private ownership. Homeowners in gated communities often restrict access. This can be privately owned by the community, a resort, or single-family home owners.
